Yiayia’s House, in Zipari Village “1” Overview

First Impressions

You know what hits you first when you pull up to Yiayia’s House? It’s not just another cookie-cutter hotel — this three-star gem in Zipari Village feels like you’re actually staying at someone’s beloved family home. The traditional Greek architecture blends so naturally with the hillside setting that you’d almost miss it if you weren’t looking. I mean, the name literally translates to “Grandmother’s House,” and honestly, that’s exactly the vibe you get from the moment you arrive.

Location & Village Life

Zipari Village sits tucked away in the hills of Kos, and I have to say — recent guests weren’t kidding when they rated the location an 8.5. You’re far enough from the tourist crowds to feel like you’ve discovered something special, but close enough to Asfendiou and the main island attractions that nothing feels out of reach. The winding road up here (Eparchiaki Odos Zipariou-Asfendiou, if you’re following GPS) is part of the experience — olive groves and stone walls line the route, giving you glimpses of authentic Greek island life that most visitors never see.

The Accommodation Experience

What I love about Yiayia’s House is how it strikes this perfect balance between comfort and authenticity. The rooms have that lived-in warmth you’d expect from a traditional Greek home, but with all the modern touches you actually need for a good night’s sleep. The stone walls keep things cool during those hot Mediterranean afternoons, and you’ll find yourself opening the windows at night just to hear the village settling down for the evening. It’s the kind of place where you actually want to spend time in your room, not just crash after a day of sightseeing.

Practical Perks

Here’s something that’ll make your life easier — they’ve got free private parking right on site. Trust me, after navigating those narrow village roads, you’ll appreciate having a guaranteed spot waiting for you. No circling around looking for street parking or paying daily fees like you would closer to the main tourist areas. It’s one of those small details that shows they understand what travelers actually need, especially if you’re planning to explore the island at your own pace.

Why Couples Love It

There’s definitely something romantic about this place — couples consistently rate it highly, and I can see why. Maybe it’s the way the evening light filters through the village, or how you can sit on your terrace with a glass of local wine and feel completely removed from the everyday world. The intimate scale means you’re not competing with crowds for attention or space, and the traditional setting gives you those authentic Greek island moments that look great in photos but feel even better in person. It’s the sort of place where you find yourself planning your next visit before you’ve even checked out.

Hotels in Bodrum crown hillside villages, whitewashed alleys, and bays perfumed with sea salt and citrus.

Nice apartment, clean and everything inside.
    Good price and spacious.
airco's inside and parking place in front
good contact with owner by mail
    very quiet place good sleep
Due to the central place, transportation by scooter/car/bike is necessary, but to see the island you need that anyway.

  • Michael from Germany (8/10)

Preis Leistung Sehr gut!
