This three-star property in Marmari has that relaxed, authentic Greek island vibe that honestly feels more genuine than some of the flashier places I’ve stayed. The moment you pull up — and yes, there’s actually free parking right on site, which is a godsend in Greece — you get the sense that someone really cares about this place. It’s got that family-run feeling without being overly fussy about it.

Location & Neighborhood

Marmari itself is sort of Kos’s best-kept secret, I mean, it’s got this gorgeous stretch of beach that’s way less crowded than the main tourist areas. Joy’s Houses sits perfectly positioned here, close enough to the water that you can actually hear it at night, but far enough back that you’re not dealing with beach bar noise until 3 AM. The couples who stay here absolutely love it — and I get why, because there’s something romantic about having this quieter side of the island mostly to yourselves. You’re still only about 15 minutes from Kos Town when you want some action, but honestly, you might not feel the need to leave very often.

The Accommodations

The houses themselves are exactly what you’d hope for in a Greek island stay. They’re clean, comfortable, and have that whitewashed simplicity that photographs beautifully but more importantly, actually works for relaxation. Each unit has its own character — some have better sea views, others have more private terraces — but they all feel like actual homes rather than hotel rooms. The kitchenettes are properly equipped too, which matters when you want to grab fresh ingredients from the local market and make a simple meal. Air conditioning works well (crucial in summer), and the Wi-Fi is reliable enough for those inevitable “look where I am” photos.

The Experience

What really sets this place apart is how effortless everything feels. The hosts clearly know what they’re doing — they’ll point you toward the best tavernas, help you figure out bus schedules, that sort of thing, but they’re not hovering. The beach is literally a few minutes’ walk, and it’s the kind where you can actually find a good spot even in peak season. I spent most mornings there with coffee from the nearby café, watching the ferries head out toward the other islands. There’s something about the pace here that just works — you can be as active or as lazy as you want.

  The hostess was so friendly and open to help with anything you need. All the facilities were good, it was easy to make your own food at the apartment and the location was really good. Don’t have any complaints. I was honoured to get to be the first guest staying at the apartment!

  A comfortable, beautifully designed and furnished accomodation with everything you might need. There were simple beverages and snacks in the kitchen upon my arrival. The kitchen also included many different pans, pots and electronical appliances for you to make a drink, food or a snack. One of the owners is always available as she lives just around the corner. The appartment was above all expectations!

  Joy hat mich so herzlich empfangen und mir alles erklärt. Das Apartment ist mega süß eingerichtet und die Küche ist weitreichend ausgestattet. Wenn es mal an was gefehlt hat (Feuerzeug) konnte ich jederzeit zu ihr kommen und Sie hat mir geholfen. Sie hat meine Erwartung wirklich übertroffen, unser Verhältnis war schon fast freundschaftlich/familiär. Sie hat mir mit einem fehlenden Strandtuch ausgeholfen, mir Olivenöl zum kochen gebracht und die Kinder haben mir sogar zum Frühstück einmal rote Trauben aus dem Garten gebracht. Und on Top hab Sie mich sogar einmal zu meinem Freund ins Hotel gefahren ein Dorf weiter, das war einfach so unglaublich fürsorglich und lieb von ihr! Ich kann euch diese Familie und das Apartment nur herzlich weiterempfehlen, ich hatte eine unfassbar schöne Zeit dort. Ich werde auf jedenfalls wiederkommen und wünsche Ihr weiterhin viel Erfolg mit dem Apartment! Vielen lieben Dank liebe Joy!!!!

  L'appartamento è pulito e accogliente, fornito di tutto il necessario. La Host è stata molto gentile e disponibile, ci ha accolto al check-in e ci ha fatto trovare alcune cose da mangiare per la colazione.
  La posizione è ottima: trovandosi in mezzo alla campagna non ci sono rumori attorno, ma allo stesso tempo è a soli 5 minuti di auto dalla spiaggia di Marmari.
  Unica pecca è che non è individuabile su Google maps: tuttavia sono fornite buone indicazioni prima dell'arrivo al fine di trovare facilmente l'alloggio.

  Super Appartement, alles was man braucht ist vorhanden ! Von Bügeleisen, Gelsenstecker, voll ausgestattete Küche, Handtücher,…sehr sauber in einer ruhigen Gegend! In 3 min ist man mit dem Auto am Strand . Sehr nette und zuvorkommende Gastgeber. Bei unserer Ankunft waren auch Getränkte im Kühlschrank eingekühlt. Danke für die schöne Zeit!
