Chaihoutes stone villa into Olive farm in Zia Overview

First Impressions

You know what hits you first when you arrive at Chaihoutes stone villa into Olive farm in Zia? It’s not just another Greek getaway — this three-star property sits right in the heart of an actual working olive farm, and honestly, the setting is pretty magical. The traditional stone architecture feels authentic in a way that makes you forget about those cookie-cutter resort complexes down by the coast. I mean, when you’re surrounded by centuries-old olive trees and can actually see the care that goes into maintaining this place, it sets a completely different tone for your stay.

Location & Setting

Ágios Dimítrios isn’t exactly a household name, but that’s actually part of its charm — you’re tucked away in the Kos countryside where locals still wave from their doorways. The village of Zia is just a short drive up the mountain, and let me tell you, those sunset views from up there are worth the trip alone. What I really appreciated was how this spot gives you that authentic Greek island experience without feeling isolated. You’ve got the peaceful olive groves right outside your door, but you’re not completely cut off from civilization either.

The Accommodation

The stone villa itself has this wonderful rustic elegance — thick walls that keep things cool during the day, and you can tell the restoration was done with real respect for the original architecture. The rooms feel spacious and airy, with those small touches that show someone actually cares about the guest experience. I particularly loved how the windows frame views of the olive trees, and there’s something really soothing about falling asleep to the sound of leaves rustling in the evening breeze. The furnishings strike that perfect balance between traditional Greek style and modern comfort.

The Olive Farm Experience

Here’s where Chaihoutes stone villa really sets itself apart — you’re not just staying near an olive farm, you’re actually part of it. During harvest season, you can watch (or even help with) the olive picking, and there’s something genuinely satisfying about understanding where your morning’s olive oil actually comes from. The owners are incredibly knowledgeable about the process, and they’re happy to share stories about their family’s connection to this land. It’s the kind of authentic cultural experience that you just can’t manufacture at a typical hotel.

Why Guests Love It

That 9.4 rating makes perfect sense once you’ve spent a few days here — couples especially seem to fall for the romantic, secluded atmosphere that the olive farm setting provides. There’s something about being surrounded by all that natural beauty that just makes you slow down and actually connect with each other, you know? The combination of genuine hospitality, stunning rural location, and that authentic Greek charm creates exactly the kind of memorable experience that has guests raving about it long after they’ve returned home. It’s not upscale in the five-star sense, but it’s something arguably more valuable — a real sense of place and genuine warmth that’s increasingly rare to find.

If you’re looking for a unique experience on the island then this is it. It’s a quaint villa on the mountain. The host Mourat made it extra special by gift us fruit from the land.

    Everything!

  • Dora from United Kingdom (10/10)

Perfect location on the mountains, loved the rural area, the cicada's sound all day, the animals around – even seen turtoises too. Hidden gem between the olives trees. The view was astonishing. Amazed by the different trees in the garden – pomegranate, lemon, olive -, all the flowers and the secret back gate what lead to the abandoned village, Haïhoutes. The villa has its own marvellous buzz. The host, Mourat was very kind and helpful.
